Condo Project Summary

The proposed redevelopment of the Galleria Mall at 1245 Dupont Street will call for new public and private streets, gathering spaces, and a diverse mix of residential, retail, office, civic and recreational facilities which will comprehensively transform the current site into a high-density community.

Galleria Mall Condos, also known as Block 5, will sit at the northwest corner of Dupont Street and Emerson Avenue in Toronto. This collection of residential buildings will account for 2,696 condominium units proposed for the new and improved site.

The overall project coined, “Reimagine Galleria” aspires to, solidify the site’s role as a community hub, create a space with a variety of mixed spaces, deliver housing options, focus on prioritizing active transportation, enhance local and regional transit, reflect the site’s industrial legacy and lastly promote design excellence. The future of this new neighbourhood is bright as it will soon become its own city within a city.

Amenities

Galleria Mall Condos is a joint venture between Freed Developments and ELAD Canada while the architectural mastermind behind the project is Hariri Pontarini Architects. Expect a high quality of public and private amenity spaces provided for all units while the base of the building will either be non-residential or residential podiums. In response to their location, the total height or residential podiums will be between 7 and 10 storeys along Dupont and 2 and 8 storeys along Dufferin.

Terraced buildings will boast mid-rise built form elements that will frame views onto parks and key open spaces, assists in achieving a transition between the base, podium and towers, and deliver a large assortment of outdoor amenity spaces. Lastly, a number of taller tower elements will range from 18 to 35 storeys in height. Podium and terraces elements preserve a comfortable human scale at grade.

Sustainability is a key factor in the success of this master-planned community. The revised proposal has proposed thoughtfully incorporated places for work, life, recreation and relaxation, all accessible by foot, car, bike and public transit.

 

Various mobility enhancements include refined pedestrian-oriented streets, additional transit infrastructure, and enhancements to streetscapes, to reduced the auto-focused nature of the current development.

Phase 1 of this project which includes Block 5 demolishes the western portion of the Galleria Shopping Centre to facilitate the construction of the new Wallace Emerson Community Centre as well as 571 new residential units. The construction will also include multiple pathways intended for pedestrian use which will act as a connection to the retail promenade. The newly constructed streets will also connect to 5-Points Plaza which will be a great errand-focused destination for the community.

These new pre-construction condos will create a family-oriented atmosphere where everyone in the family can dine, shop, and play at the multiple planned spaces found at street level and the second floor of various buildings. Location & Neighbourhood

Galleria Mall Condos has a Walk Score of 91/100 which is expected to increase as the community takes form-- and the Transit Score of 85/100 will surely increase as well, especially since the project is considered a pedestrian and cyclist focused community. A range of cycling paths will connect with the main roads and create a multi-modal area. Residents will enjoy having a TTC stop just at the front door and being within 15 minutes by car to downtown Toronto.

The proposal for the site aims to facilitate transit travel by enhancing connections to and from existing and planned stops as well as integrating transit services within the site itself. Freed and Elad have worked alongside the TTC for comments on the new diagonal street set to run through the revitalized neighbourhood. A new bis route will see TTC vehicles loop through the site and an additional bus bay will be incorporated in the plan as requested by the TTC.

The new development is also located within a 10-minute walking distance to the areas’ most beautiful parks: Bartlett Parkette, Chandos Park South, Beaver Lightbourn Park and Bristol Avenue Parkette. Within 10 minutes by transit, residents will arrive at Dufferin Mall Shopping Centre where they will have access to over 120 stores and services such as No Frills Grocery Store, Toys R US, Winners, ALDO, Foot Locker, Forever 21, and much, much more.
